Projek Perumahan Terbengkalai di Kebun Baru

KAMPUNG Batu 9 Kebun Baru near Jenjarom in the Kuala Langat district is surrounded with abandoned housing projects and its villagers are fed up.
Over 10 years, the area between Jalan Kebun in Klang and Jenjarom, has attracted numerous development projects; sadly, most of these projects have been left unfinished.
Villagers said they kept stumbling upon new housing projects which were eventually abandoned after a period of time.
As for the village itself, they said, it had not seen much development.
Wasted: The property is nearing completion only to be abandoned by its developer.
A check by StarMetro showed the village has several abandoned housing projects especially along the branch roads leading to Jenjarom.
The projects ranged from as small as 30 units to over 100 houses and the prices were between RM100,000 and RM300,000.
Most of the projects comprised single-storey terrace houses while some were single-storey semi-detached houses.
A number of the projects were 50% and 70% completed while others were abandoned after some structural works.
Some projects had notice boards with information of the proposed development.
Villager Azman Yusof, 39, said the village had more abandoned houses compared with the number of occupied houses.
He said there were too many abandoned projects in the village and the residents had become fed up of seeing such projects in the area.
“The abandoned projects have become part of our village’s identity and this is not good for our image,” he said.
Another resident Sani Ahmad, 40, said most of the house buyers were from outside the village.
In the past, he said the village used to attract a lot of people during the weekends.
“The house buyers used to visit the projects to see the progress of the development, but they gradually stopped coming after realising work on their houses had been abandoned.
“Most of the projects took off in the mid 90’s and some in the beginning of 2000. Except for a few, the rest have not been completed,” he said.
Sani added most of the projects were carried out by individual landowners through joint ventures with developers.
He said it was sad that hundreds of house buyers had been left feeling cheated as they had not only paid huge sums on deposits but also forced to service monthly bank instalments.
“I hope the government can do something to revive the projects in order to help the victims,” he added.
State housing, building development and squatters committee chairman Iskandar Abdul Samad confirmed there were eight abandoned projects in the area.
He said the state had placed several of the projects under its Abandoned Project Task Force.
“Work on some of the projects have started and we are still involved in negotiations with a few of the developers.
“We are also faced with the challenge of not being able to locate the developers in most of the cases,” he added.

NGV Tech wins work with Daewoo shipbuilder

Malaysian shipbuilder NGV Tech has signed a contract with Daewoo Shipbuilding & Marine Engineering to construct two 250-foot training and patrol vessels for the Malaysian navy. 

"In the period of 24 months, we will collaborate to design, build and deliver the naval vessels," NGV Tech Executive Chairman Datuk Zulkifli Shariff said.

"DSME will do the design. The vessel blocks will be transported to Malaysia and we willstart joining it together at our 24-hectare shipyard in Sijangkang," Shariff said.

NGV Tech was founded in 1992 and is based in the city of Telok Panglima Garang, in the state of Selangor on the west coast of the Malaysian peninsula. Sijangkang is on the coast of Selangor.

The company offers design, fabrication,installation as well as repair and maintenance services for all type of ships including buoy tender vessels, offshore crew boats, patrol craft, landing craft, harbor tugs, hydro-graphic craft and strike craft.

NGV Tech builds around 40 ships annually in Sijangkang, generating around $160 million in revenues, a statement from NGV Tech said.


But the contract with South Korean firm Daewoo is NGV Tech's "maiden project" for the Malaysian navy, Shariff said. Each vessel will be worth $48 million-$58 million to NGV.

The company is also in direct discussions with the navy to design a 515-foot, multi-role support ship that could cost $380 million-$415 million. "We will start the retaildesign as per the requirments of the RMN and once orders have been confirmed, we can start building immediately," Shariff said.

Malaysia continues to expand its naval fleet, including with recent arrivals of two Scorpene submarines. The contract between the Malaysian government and French shipbuilders DCNS for the two Scorpenes, as well as associated logistics and training, was signed in June 2002.

The KD Tunku Abdul Rahman, the first Malaysian submarine reached its homeport in September 2009 and its sister ship, the KD Tun Razak, arrived last July. Malaysian navy classification for the two 210-foot vessels is Perdana Menter.

They have a maximum operating depth of 1,150 feet and a submerged speed of more than 20 knots. Their operational endurance is 50 days with six torpedo tubesfor 18 torpedoes or missiles, according to analysts at Naval-Technology.com.

Main suppliers for the ships include Calzoni for naval handling and aviation lighting; Cloudis for cabling and planning software; L-3 Communications ELAC Nautik for sonar, echosounders and underwater communications; and Schneider Electric for energy management.

Chile and India have also ordered Scorpenes from DCNS.

In July, Daewoo Shipbuilding and Marine Engineering won a $436 million order to build four very large crude carriers. Delivery of the ships to Malaysia's American Eagle Tankers is scheduled for October 2013, a Daewoo statement said.

Kopi Telok, best!!

Kat Telok,dulu kopi tanaman utama. Bukan Telok saje ,seluruh Kuala Langat sampai Johan Setia, Klang ditanami pokok kopi.Kebun nenek aku seluas 6 ekar ditanam tiga jenis tanaman...getah 2 ekar, kopi 4 ekar..dan pokok-pokok durian dan dusun di antara pokok-pokok kopi dan getah.Dulu masa aku kecik sampai 1980an, kat Telok ada dua kedai tempat aku jual biji kopi, satu betul-betul kat pekan Telok, belakang rumah Haji Hamzah..lagi satu kat batu 10 lorong nak pergi Kebun Baru..tapi sekarang hanya tinggal kenangan..Kalau difikir-fikirkan, tak lalu aku nak minum kopi lagi lepas aku tengok anjing-anjing  tauke Cina tu baring-baring atas biji kopi yang dah dijemur kering.Sure ada yang terlepas hajat besar dan kecil kat atas timbunan kopi tu,kan?Tapi apa yang boleh aku buat?Aku jual biji kopi basah jer..Aku pernah tolong arwah moyang aku buat kopi sendiri...lagi bersih! Caranya camni....

1. Mula-mula kopek biji kopi dari kulitnya.


2.Onyang aku pakai gigi jer..tapi kalu banyak buat jer pakai mesin

3. Jemur biji kopi sampai kering..2,3 minggu kalau hari panas jer

4. Balik-balikkan kopi tu biar kering rata


5. Tumbuk ngan alu biji kopi kering untuk pisahkan kulit dengan biji


6. Goreng kering tanpa minyak biji-biji kopi tu kopi..lebih kepada kopi panggang

 7. Tapi onyang aku lagi suka buat kopi campuran. Dia tambah gula lepas kopi tu dipanggang



8. Dia gaulkan biji kopi dan gula pasir sampai mesra dan hitam tapi tak hangit.Lepas tu dia masukkan marjarin untuk bagi rasa masin dan berminyak.
 9. Lepas masak dan sejuk, dia tumbuk gumpalan kopi itu sampai jadi serbuk halus atau kasar. Packing sendiri jer.. takde alat cam di bawah masa dulu.untuk makan sendiri jer,bukan untuk dijual

 10. Sedapnya kopi buatan sendiri!

Kalau yang panggang tak masak dengan gula tu, dia jadi macam nescafe ler

 11. Rupanya pun tak hitam ..cuma perang

Lagi mengenai Pulau Carey

Pulau Carey mendapat namanya daripada nama pegawai tadbir kanan British, Edward Valentine Carey. Beliau adalah merupakan seorang peneroka perladangan zaman kolonial pada akhir abad ke 19. Pulau Carey adalah salah sebuah ladang yang tertua di Malaysia. Menurut abang ipar aku, ladang ini mula diterokai oleh syarikat Teh dan Kopi dari England, Harrison & Crossfield pada 1905 dan setelah itu ladang ini telah dinamakan sebagai syarikat perladangan Golden Hope. Pulau Carey adalah sebuah pulau yang terletak dibawah paras air, ada kira kira 130 Km ban yang dibina sekeliling pulau bagi menahan air laut daripada memasuki kawasan ladang. Pada masa dahulu kawasan ladang ini terbahagi kepada 4 bahagian, iaitu North, South, East dan West Estate. Setiap satu dengan pengurus nya sendiri. Tetapi sekarang telah disatukan hanya kepada East dan West Estate sahaja.

Tanaman asal dipulau Carey adalah tanaman pokok getah dan bukan kelapa sawit, seperti sekarang. Kelihatan anak anak pokok getah baru ditanam.

Buruh buruhnya orang orang berketurunan tamil dibawa dari India selatan atau dari negeri Tamil.

Populasi Telok 1970- 2000



Perubahan demografi penduduk Telok tak ler seramai yang difikirkan..daripada 16,563(1970) kepada 20,375 (1980) tetapi selepas itu terus bertambah hampir 100 peratus kepada 31,290 (1990). Masa tu kilang-kilang mula dibina dikawasan perindustrian TPG kat Batu 10 dan Batu 9.Orang luar mula tiba berbondong-bondong..Kini Telok mempunyai penduduk  lebih 70,000 orang..
